As your representative we will:
1. Explain the different agency representations and our responsibilities to you as our client.  What we discuss remains private and confidential. 

2. First we'll analyze your home's value with a comparative market analysis.  Then we'll take a look at how your house fits in with your competition before developing a pricing strategy to sell your home as quick as possible. 

3. Create and present our Strategic Marketing Plan including specific strategies and programs to help you sell your home quickly and for the best price possible.

4. Staging is critical.  Buyers buy with their eyes.  Good presentation of your property will make the best possible first impression on prospective buyers.  You will receive our 21 Point Checklist along with our eBook "450 Ideas for Selling Your Home Fast".

5. Provide you with prompt feedback from agents and prospective buyers, when available, after showings of your property.  By using Centralized Showing Service you will receive an email with feedback directly.  If there is no feedback, our service to you is Follow-up.

6. Provide you with a Property Disclosure Statement.  We will work together to complete the form.  It will be uploaded onto the MLS for easy access by buyer agents.

7. Communicate with you in an efficient manner through email, throughout the marketing and transactional process.  You will receive our Marketing Report bi-monthly.  All of our marketing activities will be listed so you can see everything we're doing for you.

8. Market your property through internet advertising, newsprint, national magazine, direct mail, and industry networking. 

9. Display details of your property on our website, and submit your property information as an enhanced listing on Realtor.com.  We will also syndicate the listing onto 117 websites across the internet giving you maximum exposure.

10. Provide advice and negotiating assistance on all offers to purchase, and in formulating counter-offers.

11. Provide you with the financial information submitted by every prospective buyer, and make every effort to ensure that all buyers are pre-qualified or pre-approved by a credible lender.

12. After the Home Inspection is completed, we will negotiate the repairs for you and work together to complete any needed repairs.

13. Once we are under contract, we will follow up with buyers agent, stay on top of contract dates, and keep you informed of the progress of the transaction.

14. Review the HUD1 form to make sure there are no errors and that all the bills have been submitted for payment at closing.  Attend the closing.

15. Contact you and follow up with you after closing to assure the satisfactory completion of all service details.
